Camping pitches are available from 3pm on day of arrival until 12pm on your day of departure. Please let us know if you are going to arrive later than 7pm so that arrangements can be made.
We reserve the right to charge for damage caused by guests, their family or pets. We hereby formally disclaim any liability for any losses or injury sustained by guests or their property, except where negligence on the part of ourselves or our staff is legally provable. We reserve the right to refuse any reservation request at our own discretion.
There is one car parking space provided per pitch. Due to the nature of the site additional cars by prior arrangement only.
Unless you are hiring the entire site, we must stress that this is a family friendly site and not suitable for groups who want to party all night long! For this reason, we do not accept groups larger than 6 pitches. We ask campers to keep noise to a minimum after 10.30pm. We can recommend suitable campsites for large parties and you are very welcome to use our boats and cafe if you do decide to stay elsewhere.
BOOKINGS & ALTERATIONS TO BOOKINGS: To secure a booking, you will be asked for a £20 deposit per pitch (this is non-refundable) if booking prior beginning of the season, with the balance due at least 12 weeks prior arrival. If booking within the current season, full payment will be required. There will be a £20 admin fee should you need to change the dates or number of pitches of your booking.
CANCELLATION BY YOU: Please only book with us if you are certain you can come. You may cancel your holiday at any time providing that the cancellation is made by the person who booked the holiday and should be communicated to us in writing. However we will apply cancellation charges shown as follows:

8 weeks – 4 weeks 50% of total
Less than 4 weeks 100% of total
Should we be unable to proceed with your booking due to Covid, you will be offered the choice of a refund or credit for another time. However, if decide to cancel a booking that could otherwise go ahead, the usual T&C’s will apply.

We strongly recommend that you take out holiday cancellation insurance.
It is regretful that no refunds can be given if guests depart prior to the end of the booked holiday, unless they do so as the result of the breach of some obligation on our part which would justify cancelling the holiday.
Boat Trips & Boat Hire – We take bookings without pre-payment with faith that customers will keep their appointment. We reserve the right to charge if the number of passengers or duration is reduced without 24 hours notice as this limits our chance to re-sell seats/boats.
THIS CONTRACT
This contract is with Vanessa Ferrett and Alex Bolton, Riverside Cottage Camping, Station Road, Northiam, Rye, East Sussex TN31 6FE. A contract exists as soon as we have issued our confirmation letter and you should please check this carefully to see that it reflects your wishes. Please inform us of any discrepancy within 7 days unless your holiday is to start within 14 days in which case you should inform us within 24 hours.
The terms contained in this contract do not affect your statutory rights.
GENERAL
All prices include VAT. We reserve the right to change the tariff at any time to reflect changes in the rate of VAT.
One well behaved dog will be considered provided that the owner agrees to our Dogs Code of Conduct below.
During Bank Holiday weekends and school summer holidays there is a minimum three night stay.
CHANGE OR CANCELLATION OF THE HOLIDAY BY US
If we are unable to provide the booked holiday and have had to cancel before the holiday is due to start, we will credit your account to be used another time within one calendar year of your original booking.
HOLIDAY BEHAVIOUR STANDARDS AND TERMINATION
By making a booking with us you have entered a contract in which you undertake, on behalf of yourself and the people in your party (including children), to adopt the following standards of behaviour:
To act in a courteous and considerate manner towards us, our staff and other guests.
To supervise children properly so that they are not a nuisance or danger to themselves or others. Please note that at all times the safety of children is the responsibility of their parents or guardians.
You further agree that you will not:
– commit any criminal offence on the site or undertake any criminal activity
– commit any acts of vandalism or nuisance
– keep or carry any firearm or any other weapon at the site
– use any unlawful drugs
– create any undue noise or disturbance
– carry on any trade or business while on the site
Quiet hours are from 10.30pm until 7.30am. Please respect your fellow guests and keep noise to an absolute minimum. In the interests of all visitors, we reserve the right to refuse to hand over any pitch or accommodation unit to any person or groups of persons at our discretion. In such cases, all site fees paid will be refunded in full and the contract shall be discharged. If in our opinion any person is not suitable to continue the holiday because of unreasonable behaviour, damage to property or annoyance to other holidaymakers, we reserve the right to exclude the holiday party from the park. In this event, you will remain liable for the hire price and no refund shall be due. You will remain liable for any damage caused to property.
HEALTH AND SAFETY
We take the wellbeing and safety of our guests very seriously and we ask that you comply with the following:
The speed limit on the park is strictly 5 mph.
All vehicles must conform to the Road Traffic Act and have current tax, MOT and insurance. The provisions of the Highway Code apply to the roads on the park.
Guests are not allowed to bring lorries or other commercial vehicles on to the park. This includes towing vehicles.
No mechanical or repair work is to be undertaken on the park with the exception of emergency repairs under the supervision of a motoring organisation.
In the unlikely event of a natural disaster or emergency requiring implementation of the park’s Emergency Action Plan you will be notified by duty staff.
Please make yourself aware of the nearest fire point.
Be aware that there is a river running behind the site and at no time must your children be on our jetty or along the river unsupervised.
DOGS CODE OF CONDUCT
In order that we can continue to allow dogs at Riverside Cottage Camping, we must ask all dog owners to adhere to our Dogs Code of Conduct as follows :-
1. No part of the site is a “dog exercising area,” they must be exercised off the site at all times.
2. Please keep your dog on a lead at all times whilst on the campsite, restaurant and boats – even for the short journey from your car to your tent.
3. Please do not allow your dog to foul any area of the grounds. In the event of an accident, please clean up after your dog and place the sealed bag, in the main bin by the entrance.
4. Do not leave your dog unattended on site at any time.
DATA PROTECTION
The information supplied on the Booking Form will be stored on computer for administrative purposes. Under no circumstances will this information be provided to a third party. We may from time to time wish to send you news of special offers on our park. If you do not wish to receive any communication from us please annotate the appropriate box on the booking form. For the purposes of the Data Protection Act 1984 the signing of the Declaration on the Booking Form signifies your consent to these terms.
